Renters’ Rights Act – What landlords need to know
The Renters’ Rights Act on 1 May 2026 changed how landlords let, manage and end private tenancies in England.
Most existing and new assured tenancies are now assured periodic tenancies, meaning they operate on a rolling basis rather than having a fixed end date. Section 21 ‘no fault’ evictions have also been abolished, meaning landlords must use the relevant legal grounds and procedures when seeking possession.
There are also new rules covering areas including rent increases, rent in advance, rental bidding, discrimination and tenants’ requests to keep pets.
Short Lets, Corporate/Company lets and high level rents are unaffected by the law changes.
