Selling and Buying with EO Estate Agents
Selling Your Property with EO Estate Agents
Selling your property is a significant decision, and having the right estate agent can make all the difference. At EO Estate Agents, we’ll guide you through every stage of the process, from your initial valuation and preparing your property for market to negotiating offers, progressing your sale and getting you to completion.
Your Valuation
We’ll arrange a valuation of your property and discuss your circumstances, timescales and plans. We’ll provide our view of the current market and recommend a pricing and marketing strategy designed to achieve the best possible result.
How is my property valued?
We’ll consider factors including your property’s location, size, condition, features and recent comparable sales, alongside current market conditions and buyer demand.
What should I do before my valuation?
There’s no need to carry out major work before your valuation. However, having your property clean, tidy and accessible can help us get the best understanding of the home.
How do I choose the right estate agent?
Look beyond the initial valuation figure. Consider an agent’s local knowledge, marketing strategy, communication, experience and approach to negotiating and progressing sales.
What happens after I instruct EO?
We’ll agree your marketing strategy, arrange photography and prepare your property for launch. We’ll also discuss your preferred timescales and keep you informed throughout the process.
Preparing Your Property
First impressions matter. We’ll help you prepare your property for launch, from presentation and photography to ensuring the marketing highlights what makes your home stand out.
Do I need to make improvements before selling?
Not necessarily. We’ll advise you on which improvements, if any, could make a meaningful difference to the presentation and appeal of your property.
Will you arrange professional photography?
Yes. We’ll arrange professional photography to showcase your property and create marketing that presents your home at its best.
Should I declutter?
A tidy, well-presented home can help buyers appreciate the space and layout. We’ll be happy to offer practical advice on preparing your property before photography and viewings.
Marketing Your Property
Once your property is ready, we’ll create a tailored marketing campaign designed to put it in front of the right buyers.
Where will my property be advertised?
Your property can be marketed across leading property portals, our website and relevant social media channels, alongside our database of registered buyers.
What makes EO's marketing different?
We combine professional photography, carefully written property marketing and strategic online promotion to make your property stand out. We’ll tailor the approach to your home and the buyers we’re trying to reach.
When is the best time to launch my property?
This depends on your circumstances, the property and current market conditions. We’ll discuss the timing with you and recommend an approach based on your individual circumstances.
Viewings & Offers
We’ll arrange and manage viewings, provide feedback and keep you informed of buyer interest. When offers are received, we’ll discuss each buyer’s position with you and negotiate on your behalf.
Who conducts the viewings?
We’ll discuss the best approach for your property and circumstances. Our team will conduct viewings and provide feedback afterwards.
How will I receive feedback?
We’ll keep you updated on feedback from viewings and any recurring comments or questions from potential buyers.
How will you negotiate offers?
We’ll discuss each offer with you alongside the buyer’s position, including their funding, whether they have a property to sell and their proposed timescales. We’ll then negotiate on your behalf to help you make an informed decision.
Do I have to accept the highest offer?
No. The highest offer isn’t always the strongest offer. A buyer’s overall position, funding, chain and ability to proceed can all be important considerations.
Sales Progression, Exchange & Completion
Once you’ve accepted an offer, we’ll continue to work with you and the other parties involved to keep the transaction moving towards exchange and completion. We’ll monitor progress, keep you updated and help address any issues that could cause delays. Once contracts are exchanged, the sale becomes legally binding, and we’ll remain involved through to completion.
What happens after I accept an offer?
We’ll issue the memorandum of sale and liaise with the buyer, solicitors and other agents involved. Your solicitor will then progress the legal work and conveyancing process.
What does sales progression involve?
We’ll monitor progress, communicate with the relevant parties and help identify and address any issues that could delay the transaction.
When does my sale become legally binding?
The transaction becomes legally binding once contracts have been exchanged. Your solicitor will advise you when you are ready to exchange.
What happens on completion day?
The buyer’s solicitor will transfer the purchase funds to your solicitor. Once completion has taken place, ownership passes to the buyer and we’ll confirm that the sale has completed.
Key arrangements will depend on the property and the agreed arrangements. We’ll confirm the process with you as completion approaches.
